Whether staging a vacant home or an occupied home, we use “just enough.” “Just enough,” shows where furniture and items should go in a neutral, tasteful and inviting way. Remember, we are selling the house, not the “stuff” in it.
I was very excited to see the new design trends for 2017. It is a home stager’s dream, especially when targeted to occupied homes. 2017 represents a blending of old and new, vintage and modern, soft neutrals with splashes of bright color. The new trends are a mixing of woods, metals, glass, patterns and prints. In other words, most of what a normal homeowner all ready has in their house. So, taking what they all ready have and using home staging techniques, Aunt Martha’s vintage quilt actually works! Photos! It’s okay to have one or two family photos out and hung on the walls, people live their! It’s a home. Now, you don’t want to still have the hallway gallery in view, but one or two is just fine.
As a home stager, I was trained to be careful with greenery. Greenery warms up a space and draws attention, but they can also be homes for “dust bunnies.” A nice potted plant artfully placed works, a collection of numerous ivies and hanging baskets on the open niches of a kitchen….don’t! We want people to see the kitchen, not plants.
Home stagers focus on the key elements of the home and by the use of careful and deliberate placement of items to draw a buyer’s eye to these key features. We give a sense of natural flow to the home, making it easy for the buyer to become engaged and want to walk around to all areas of the home. Remember, we are selling the house, not the “stuff.” The less is more rule most certainly applies when it comes to the art and practice of real estate home staging.
